A reader asks chartered surveyor John Conlin how to banish bats.


We have just moved into our new (old) house and find, what is to me, a nightmare. The loft contains bats.

How can we get rid of them?


Bats are a protected species with more rights than human squatters! Interference in any way carries heavy penalties. Look at the Bat Conservation Trust website for full information.

If you have just purchased the house, consult your solicitor. The presence of bats should have been disclosed by the vendor in the pre-contract enquiries. 

Also, if you had a ‘Building Survey’ (as opposed to a ‘Homebuyers Report’) it should have been highlighted.
